Construction supervision fees depend on the scope of supervision, the design documentation and the contractors
Construction supervision fees depend on the scale of construction, the building type, the complexity of the works, the quality of the design documentation and the selection of competent contractors. A quotation is prepared individually for each enquiry and the investor’s requirements. Professional fee recommendations from the Slovenian Chamber of Engineers provide a reference when considering the cost of the service.
When choosing a construction supervisor, consider their qualifications, expertise, experience, references and working methods. These affect the quality of supervision and the success of construction. The fee also depends on the client’s expectations: whether they need advice or a second opinion, or expect the supervisor to resolve problems, coordinate communication and lead a team.

How does design documentation affect the fee?
Before accepting a supervision appointment, we review the construction documentation. Incomplete drawings and missing details can require additional clarification of the design. This affects the time and scope of the service. Any additional work is considered separately.
Good documentation helps the investor, supervisor and contractor. XPLAN can also prepare PZI construction documentation. We can undertake supervision where another designer has prepared the drawings.
Agreement between the investor and supervisor
At the start, we agree on the working and reporting arrangements. Statutory duties are distinguished from additional advice and coordination. Changes to design solutions are coordinated with the responsible designers.
The scope of supervision is adapted to the type of structure and construction stages. The fee may also be defined in relation to the project value. The basis of charging is agreed after reviewing the documentation.
Basic or extended service scope
The workload depends on project complexity and the investor’s needs. The quality of the drawings and cooperation with contractors also matter. Additional advice and coordination are defined in the quotation. The agreed scope must take account of the applicable obligations.

Questions about supervision fees
Yes. Travel time, access and the frequency of site visits can affect the cost. We organise our work across Slovenia and consider the location when preparing the quotation.
A suitable fee arrangement can be discussed after reviewing the project documentation, the required scope and the expected duration. The quotation should explain what is included and how additional work is handled.
Yes. The level of responsibility, the disciplines involved, the complexity of decisions and any management or coordination duties affect the time and expertise required.
Any appointment must meet the qualification, authorisation and independence requirements applicable to that project. Being the investor does not by itself establish eligibility to act as supervisor.
The duties are governed by the applicable Slovenian construction legislation, project requirements and the agreed appointment. The scope should be reviewed for the particular structure and type of work.
Before construction begins, so that the documentation, responsibilities and reporting can be reviewed in time. We offer both preparation of construction documentation and supervision.
The supervisor must meet the applicable independence requirements. The contractor cannot simply appoint its own employee to provide independent supervision of its own works. Relationships between the participants must be checked before appointments are made.
Frequently asked questions about construction supervision fees
What affects the cost of supervision?
The fee depends on the size of the structure, project complexity and the agreed scope of work. Documentation quality, location and the frequency of visits also affect costs. Compare quotations with the same scope of service so that you can assess what each fee includes.
